About The Wellington plats (Wellington Bluffs, Heights, North, Overlook, Estates, Northeast)

Local Window Treatment Experience in The Wellington plats (Wellington Bluffs, Heights, North, Overlook, Estates, Northeast)

Wellington is where Noblesville's 1960s and 1970s ranch and split level stock lives, and the plat dates make that explicit. Bluffs ran 1962 to 1984, Heights 1964 to 2009, North 1973 to 1980, Overlook 1987 to 1999, Estates 1988 to 2001 and Northeast 1965 to 2015. Of 851 parcels, 551 record two stories and 275 record one, and that 32 percent single story share sits almost entirely in the 1962 to 1978 streets. Establishing which plat and which decade you're in is the first thing we do here.

The practical consequence is a jamb problem. The 1960s and 1970s openings are frequently too shallow for an inside mount, and where units have been retrofitted at some point they're shallower still. The 1990s Overlook and Estates sections are the drywall return generation, so depth varies inside a single house. On adjoining streets you can meet both conditions within a five minute walk, which is why nothing about a Wellington quote should be assumed from the community name alone.

We have served The Wellington plats (Wellington Bluffs, Heights, North, Overlook, Estates, Northeast) homeowners through the full range of window treatment needs, from inspections and repairs to full replacements. Whatever the system, our Noblesville crew approaches every project with clear communication and respect for your property.

The Housing Here

851 houses across six plats, 1962 to 2015

The six Wellington plats total 851 parcels with recorded residential floor area, covering Wellington Heights, North, Northeast, Estates and Overlook inside Noblesville plus Wellington Bluffs in unincorporated Hamilton County. Construction runs across 42 distinct years, continuous from 1962 through 2001 and then 2009, 2014 and 2015. Gross assessed values run from about $193,900 to $3,036,900, with the middle of the distinct value distribution near $351,000, which sits close to the citywide median value.

Recorded floor area runs 1,369 to 12,646 square feet and is densest between about 1,500 and 4,000. Architecturally the community moves through 1960s and 1970s ranch and split level, 1980s and 1990s two story traditional, and 2000s transitional infill. The 1962 to 1978 streets carry canopy that's now fifty to sixty years old, while the 1990s sections have trees about thirty years old, so shading varies substantially across the six plats as well.

What It Means For Your Windows

Two window vocabularies on adjoining streets

A 1960s or 1970s ranch here at 1,500 to 2,000 square feet runs roughly eleven to seventeen openings. A 1990s two story at 2,800 to 3,600 runs twenty four to thirty four. The shapes belong to different worlds. The older streets have wide picture windows with narrow operable units flanking them, sliding rear doors, split level landings, and in places jalousie or awning units still in service. The 1990s streets have arched heads, palladian arrangements, two story foyer glass and bay breakfast nooks.

Depth is the recurring constraint on the older half. Jambs in the 1962 to 1980 sections are shallow to begin with, and where openings have been retrofitted they've usually lost an inch or two of width and a meaningful amount of the flat depth at the stop. The 1987 to 2001 sections have drywall returns, which is a different problem with the same result: depth that varies from room to room. Settling here ranges from ten to sixty three years, so the diagonal decides the mount rather than the plan.

Picture windows with flanking units

The classic ranch front here is one wide fixed unit with narrow operables at each side. Treating those as three separate windows makes the front look fussy from the street. We usually run one treatment across the group, or match the closed lines so the assembly reads as one element, which is a specification decision made at the measure.

Split level landing glass

Split levels and tri levels put a window on a half landing where the floor sits at two heights either side. Reaching it safely and getting a headrail level in a stairwell where the wall planes change are both worked out on site. A floor plan won't tell you where a ladder can actually stand in that space.

Shallow and retrofitted jambs

Sixty year old openings are shallow, and where units have been changed at some point the usable depth has usually gone with them. This is the condition most likely to rule out an inside mount in the older Wellington streets. Depth is measured at the stop against the actual headrail depth of the product being considered, not estimated.

Canopy at two different ages

The 1962 to 1978 streets have fifty to sixty year trees shading them through the summer, while the 1987 to 2001 sections have canopy about thirty years old. That's enough of a difference to move an openness recommendation by a step, and it means two Wellington houses can need different fabric on the same compass heading.

What We Specify Here

Specifying by plat and by decade

The first question is which plat, because Wellington Heights and Wellington Northeast are twenty five years and a whole window vocabulary apart. On the older ranch streets we expect to specify outside mounts almost throughout, choosing products that look deliberate on the casing face rather than apologetic. On the 1990s two stories we expect to check depth room by room and to deal with foyer glass and arched heads. Mature canopy across most of the community keeps openness factors moderate rather than aggressive.

Outside mounted blinds on the ranch fronts

Where sixty year old jambs won't take an inside mount, an outside mount on the casing or wall face clears the depth problem and hides decades of settling at once. A matched valance turns the mounting board into a finished element. Faux wood handles the bathrooms and reads consistently across a single story floor plan.

Vertical blinds at the rear door

The 1962 to 1984 plans put a sliding rear door on almost every house and those doors are still the household's route to the yard. Pricing the opening by track width makes it one unit, and stack side is the decision that matters, since a stack over the operating panel is a daily annoyance for as long as you own the house.

Cellular shades for the winter rooms

A lot of the older Wellington stock has rooms that are noticeably colder in January, particularly over unheated spaces and on north elevations. Cellular product does measurable work against a 20.9F night and stacks small enough to suit the modest openings on a ranch. Double cell goes where the room actually gets uncomfortable, single cell elsewhere.

Shutters on the 1990s two stories

In the Overlook and Estates sections, drywall returned openings with inconsistent depth are a good argument for a frame fitted to the opening rather than a product dropped into it. The frame gives the opening the edge the builder never applied, and it delivers a uniform appearance across a front elevation where several windows are seen together.

Getting Around

Along Stony Creek at 146th

The London street naming is the thing residents mention first: Kensington, Westminster Drive, Canterbury, Hampstead, Parliament, Moorgate, Lansdowne and Kings Cross, on 1960s ranches, which is a combination that exists nowhere else in the county. The community runs along Stony Creek with the Stony Creek Overlook nearby, at the junction of 146th Street and Allisonville Road, which puts it on the Carmel and Fishers side of Noblesville and closer to those corridors than to the courthouse square.

Association Rules

Separate associations, and one plat outside the city

There are separate associations across the six Wellington plats rather than one body covering all of them, and what each one requires varies by plat. We haven't verified any architectural rule about window coverings in any of them and we won't describe one that we can't point to. The other thing worth knowing is jurisdictional: Wellington Bluffs sits in unincorporated Hamilton County rather than inside Noblesville city limits, which changes the address and the tax record and nothing at all about the work.

Common Questions

The Wellington plats (Wellington Bluffs, Heights, North, Overlook, Estates, Northeast) Window Treatment FAQ

Questions we hear most often from The Wellington plats (Wellington Bluffs, Heights, North, Overlook, Estates, Northeast) homeowners.

It matters because the six plats span 42 construction years between them, and each one covers a different slice of that range. Bluffs began in 1962 and Northeast was still adding houses in 2015. A Wellington Heights ranch and a Wellington Estates two story are twenty five years and one whole window vocabulary apart, with different jamb depths, different opening shapes and canopy of two different ages. We establish which plat and which year before talking about product, because almost everything else here follows from those two answers.
Frequently not, and where openings were retrofitted at some point, rarely. The original jambs are shallow, and a retrofit typically takes an inch or two of width and a good part of the flat depth at the stop. We measure that depth at the opening against the actual headrail or cassette depth of the product under discussion. An outside mount on the casing or wall face is the normal answer here, and with a matched valance it looks like a decision rather than a fallback.
Treat it as one element rather than three. The 1960s and 1970s ranch front here is usually a wide fixed unit with narrow operables at each side, and three separate treatments at slightly different heights makes the front look busy from the street. We either run one treatment across the whole group or specify matched closed lines so the assembly reads as one horizontal. That decision is made at the measure because it changes the fabrication order. The other decision on that assembly is whether the flanking units need to operate independently. Where they're the room's only ventilation, running one treatment across the whole group means moving it every time somebody opens a window, which gets old quickly.
Yes, and it's worked out on site rather than assumed. A split level or tri level puts a window on a half landing where the floor is at two different heights either side, so there's often nowhere for a ladder to stand squarely. We look at the actual space, plan the access, and get the headrail level even where the wall planes change through the stairwell. On the taller versions, motorization is worth pricing because nobody wants to be up there twice a year.
It affects the mount. Older operating hardware that's still in service, whether that's a jalousie crank, an awning unit or an original latch, sits proud into the opening and will foul a treatment that fits on paper. On a roller product, roll direction is what solves it, and reverse roll clears the hardware at the cost of a little projection. Whatever the product, we record what's physically in the opening at the measure rather than working from the dimension alone.
Not for the work. Wellington Bluffs sits in unincorporated Hamilton County while the other five plats are inside Noblesville, which changes the address and the tax record. The measure, the fabrication and the installation are identical. Where it does occasionally matter is that the unincorporated parcels can be laid out slightly differently from their in city neighbors, so we wouldn't assume a Bluffs house matches a Heights house of the same year. One thing it does change is the parcel record you'd look at, since Bluffs sits under the unincorporated county rather than the city listing. If you're checking your own year built before we visit, that's where to look for a Bluffs address.
Less aggressive ones than a bare lot would need. The 1962 to 1978 streets carry fifty to sixty year canopy that shades them through the summer, so a 5 or 10 percent openness fabric usually handles the glare and leaves the view of the trees intact. The 1987 to 2001 sections have younger canopy at about thirty years, so we'd often go a step lower there. It's worth looking at the actual site rather than applying a community wide answer. There's a winter counterpoint worth raising. Once the leaves are down, a south or west room under mature canopy takes low sun straight through bare branches, so a room that's comfortable all summer can glare badly in February.
Cellular shades, and the honest version of the claim. Department of Energy and Oak Ridge National Laboratory testing measured cellular product saving up to 20 percent of heating energy and up to 15 percent of total heating and cooling energy against a bare window, which is a measured test result rather than a forecast for your house. In older Wellington stock the rooms that suffer are usually north elevations and anything over an unheated space, and those are where double cell earns its extra cost.
